Hi Anderson!
In the last two shows you have misused the word opaque several times. Today when talking about a dress that turns translucent you referred to it as being opaque.
This is the definition of opaque:
not transparent or translucent; impenetrable to light; not allowing light to pass through.
So please keep in mind that opaque actually means the exact opposite as how you've been using it.

Anderson! I thought your real estate piece was completely one-sided. Normally, unless someone hires a "buyers agent", the commission is paid by the seller. It's really no one's business why the seller is selling. The seller is required to disclose hidden defects or sell "as is" when the property is listed. Have buyers not heard "Buyers Beware"? It's up to the buyer to get an inspector who is honest and will provide an honest report.

I was in real estate. I believed in being fair and honest in to all in all transactions, but I was always aware of who paid my commission. It's easy to get "closer" to the buyer because you spend more time with them, but an agent must keep in mind that they have to be honest and fair to all parties.

Would you want that lady selling your house?

I am so inspired every time I hear Al Roker's story! Would somebody consider producing a new TV show ... with Al Roker host ... to address ... the need for weight loss in America... healthy eating... correct portions... food recipes for weight loss and maintenance... act out ways to handle emotional eating... social eating... how and what to eat in restaurants... the American lifestyle/impact of technology on exercise and daily movement... doctor interviews of how excess weight affects health... how a spouse and family support someone losing weight... success stories and reports of what works... interviews with people who can really empathize with the struggle of weight loss and maintenance ... I am someone who has struggled with weight all my life and would love to end the vicious cycle and find support on TV! I think America needs to hear some messages over and over until we get it...

As a Realtor, I was very upset by this because it teaches distrust between the buyer and the agent. It is never my intention to deceive my client. What a buyer should do is research the agent and build a relationship. Choose a Realtor that has come to you through recommendation. This is how I obtain most of my clients. But regardless of all of that always get an inspection by an inspector of your choice. This is the key to purchasing a home. I take great pride in seeing my buyers after they close with smiles on their face when they see me. This segment just made my job alot harder to gain new buyers trust. Thank God I am up for the job.

I wish my wife and I had been more assertive when we were looking for our firs house 3 years ago. Due to my wife's work schedule, we couldnt get out to both see the house until it was starting to get dark. So, after falling in love with the place, buying it, and moving in, we started to see the problems. The realtor had told us of the problem with settling, and that it had already been jacked up and braced, and that it was sound. Well, it wasnt. The floors were already rotten. There is a corner in my daughter's room that is falling in. The house was settling so bad that they put a really bad layer of brick on the outside to try and contain the wall. Under the house, we've since then noticed that the joists are rotten enough to crumble them in your hand, and the main center support beam has been rotating downhill and has already split. Missouri is a buyer-beware state, so apparently it is up to us to get it professionally inspected. We thought it would be automatically done. Its been 3 years and the house is continuing to fall down, and there's nothing we can do about it. We are a one-income family and cant afford the extensive, and very expensive repairs. We try to dress it up and put band-aids on it as much as we can, but its a lost cause.

Sweet Jesus Anderson Cooper! Did you do any research before you let Barbara Corcoran spew a bunch of BS "Under Cover" Real Estate secrets on your show?! Where to begin?! She tells buyers to go into open houses and start turning on water, stoves, run dishwashers, washing machines, etc. Are you kidding me? Liability issues out the wazoo here! Turn on lights, check out closet space, walk the yard, sure! Start running appliances and doing your own pre-inspection? No way! Who's paying if a pipe burst or the oven breaks? That's why you do an inspection with an approved contractor. She also suggested getting your own home inspector (which is always good advice) but she said absolutely NEVER take your real estate agents referral because they are more than likely in the pocket of your agent. Really? As a buyer, do your research then. Ask the inspector or the agent for referrals from people who HAVE used them. Also, find out if your agent's broker of record has a pre-approved list. At mu company we keep updated lists of certified and approved contractors for a variety of needs. They are also removed from the list immediately if they don't comply with our companies and local associations standards. She eluded to a false fact that if you find out WHY a seller is moving that it gives you better negotiating power. If they have already put an offer in on a new home then they are desperate and willing to come down in price. FALSE! Please don't let buyers think this. It's just not true. And the biggest Legally Liable advice she gave: ASK your agent about the make-up of your neighborhood and who lives by you. Are there kids, adults, grandparents...OH DEAR GOD! This falls under the protected classes act and absolutely can NOT be discussed with your agent. I was completely appalled by this segment and disappointed that so many buyers will be unfairly influenced by such a horrible portrayal of so many dedicated agents who truly live by the code of ethics we agree to uphold!
